CONSTRUCTION SUPERINTENDENT –SOUTHFIELD MI –IN-PERSON

Job Summary

This role is responsible for overseeing and facilitating large-scale capital projects, including roof reconstruction, parking lot reconstruction, interior and exterior renovation, clubhouse construction, maintenance shop construction, and the reconstruction of fire or mold-damaged buildings and units. The ideal candidate will have strong project management skills, a thorough understanding of construction processes, and the ability to effectively coordinate and communicate with various stakeholders.

Responsibilities

  • Oversee and manage large capital projects, including roof reconstruction, parking lot reconstruction, and interior and exterior renovation, from inception to completion.
  • Coordinate and collaborate with architects, engineers, contractors, and other relevant parties to ensure project requirements are met within budget and on schedule.
  • Work closely with local municipalities to obtain necessary permits and approvals for construction projects, ensuring compliance with local building codes and regulations.
  • Develop detailed project plans, including timelines, budgets, and resource allocation, and ensure adherence to project specifications and local building codes.
  • Conduct regular site visits to monitor progress, identify and address any issues or obstacles, and ensure compliance with safety regulations.
  • Collaborate with property managers and other staff members to minimize disruption to residents during construction projects.
  • Manage and negotiate contracts with vendors, suppliers, and subcontractors, ensuring cost-effective procurement of materials and services.
  • Review and approve project documentation, including contracts, change orders, and invoices, ensuring accuracy and adherence to budgetary constraints.
  • Maintain accurate and up-to-date records of project activities, including progress reports, inspection reports, and financial documentation.
  • Provide regular updates to senior management on project status, including progress, challenges, and potential risks.
  • Oversee the reconstruction of fire-damaged buildings and mold-damaged units, ensuring compliance with insurance requirements and local regulations.
  • Maintain a strong focus on quality control, ensuring that all construction work meets or exceeds industry standards and company expectations.
  • Regular and routine on-site attendance
  • All other duties as assigned by the Property Manager, Regional Manager, or Director of Construction

Requirements

  • Bachelor’s degree in construction management, engineering, or a related field is preferred
  • Valid driver's license and ability to travel to various properties within Metropolitan Detroit as required

Job Type: Full-time

Salary: $85,000.00 - $100,000.00 per year
